January 2010 - I was driving by Sterling Business Park with colleagues recently when one mentioned that it did not look like much was going on with the development of the park. I realized then how deceptive progress is when you don’t see big bulldozers moving dirt. Indeed, much is happening with the project, both construction-wise and in establishing the marketing, maintenance and future operations of the business park.
Our initial two construction contracts for Phase 1 infrastructure are almost complete. Linde Corporation is finishing the wastewater treatment plant (WWTP) and testing will occur when the weather warms in Spring. Their work is on the east side of the property near the Wallenpaupack Creek. The sewage system includes the WWTP, sewage collection lines and water re-use system. Effluent will be treated and non-potable water pumped to a 230,000 gallon holding tank at the high spot on the property. This is believed to be the largest water re-use project in the Commonwealth.
Our site development contract with Pioneer Construction Company is almost complete. Their work is also mostly on the east side of Route 191. Large sedimentation basins are in place to contain future stormwater runoff, 1800 linear feet of interior roadway has been graded and paved, and the water system is in place. PPL is currently installing electric utilities to serve the business park and, in the Spring, we will construct an entrance and start the process of gaining final subdivision approval. This Township approval will enable us to sell parcels.
We have drafted a Request for Proposal to engage a regional commercial real estate firm to market and sell parcels within the business park. To that end, we have been walking realtors through the property so they can have a first-hand look at its assets. We have also placed individual lot signs with parcel numbers, acreage and approved land use.
Although we do not have a tenant yet, WEDCO is forming a separate entity that will maintain and operate our utilities and common facilities/areas as we move forward.
